The following checklist will enable you to carry out a thorough survey of any house you are thinking of renting. Please make sure you spend some time going through this checklist and use it, it will save you time and effort in the future
The Property
- Have you checked if the electrical and gas appliances are safe?
- Have you seen the gas and electrical safety certificates?
- Is the property in a good state of repair?
- Is there any evidence of damp?
- Is the heating adequate for the property?
- Does the plumbing work?
- Have the meters been read immediately after you have taken responsibility for the property?
If in doubt about any of the above please consult the Accommodation Team.
Rent/Money
- Do you know how much rent is payable?
- Do you know what the rent includes?
- Are any bills included,: ie gas,electricity,water heating and water rates?
- How are you going to pay rent?
- Is a deposit required?
- Have you got receipts for all payments you have made?
- Have you taken/obtained an inventory and checked this against the contents in the property?
Tenancy Agreements
- Have you signed a tenancy/licence agreement?
- Do you understand what your contract means?
- Is it an individual contract or a joint contract?
- Have you got a copy of the agreement?
It is very important that you understand any agreement you are about to sign. If in any doubt please speak to the Accommodation Team.
Security
- Is the house secure? Do the external doors have mortice locks?
- Have window locks been fitted?
Repairs
Do any repairs need doing to the property. Have you informed the property owner in writing what needs doing?
Cleaning
- Is the house clean?
- If not, have you informed the landlord in writing?
Insurance
Have you insured your personal belongings? We strongly advise you to take out insurance for your personal possessions.
